The median price for single-family homes in Miami-Dade County reached $692,000 in September, CubaHeadlines reported, citing figures from MIAMI REALTORS. That figure represents a 4.06 percent increase compared to the same period in the previous year. CubaHeadlines also noted that 30-year mortgage rates are moving toward 7.5 percent, creating challenges for prospective buyers. [1]

The condominium segment showed different dynamics during the same period. CubaHeadlines reported that the median price for condominiums fell slightly to $417,090, accompanied by a significantly higher inventory of available units on the market. [1]

Nationwide price adjustments are also occurring across real estate listings. According to BiggerPockets, over 20 percent of properties experienced a price reduction during the four weeks leading up to mid-October as sellers react to rising mortgage rates and lower seasonal demand. [2]

The recent data follows underlying commercial development in the surrounding metro region. As FTMQ Real Estate reported earlier, retail space under construction in Miami-Dade County reached 1.3 million square feet during the third quarter of 2026, marking its highest volume since early 2023. [13]
