The United States rental vacancy rate reached 7.6 percent in the third quarter of 2026, MPA Magazine reported. This figure marks an increase from 7.1 percent in the third quarter of 2025 and 7.3 percent in the second quarter of 2026. Meanwhile, the national homeownership rate held statistically flat at 65.5 percent. [1]

MPA Magazine stated that the weakening rental market gives mortgage brokers a stronger argument to present to tenants considering buying their first home. The shift comes as homeownership levels show little change across the country. [1]

As FTMQ Real Estate reported earlier, home financing conditions recently shifted as mortgage rates dropped 30 to 40 basis points from their late September peaks. That decline occurred after the Federal Reserve voted to maintain its benchmark interest rate, although Redfin News reported that the central bank is leaning toward a rate hike in December. [3]
