Annual apartment sales volumes reached $208.1 billion in the third quarter of 2026, according to the RealPage Blog, Yahoo Finance, and CRE Daily. The total marks an increase of 28.1 percent from the second quarter of 2026 and represents the highest sales level recorded since the first quarter of 2023. [1][4][5]

The sharp rise in transaction volume was largely driven by the off-market Vivmark merger, which closed on August 17. The all-stock deal between AvalonBay Communities and Equity Residential reshaped quarterly figures, helping push the annual total $45.6 billion higher than the previous quarter and 39.8 percent above the same period a year earlier. [1]

Data from MSCI Real Capital Analytics, referenced against the RealPage Top 150 markets, confirmed the $208.1 billion annual total. During the same period, Treasury yields climbed to within 5 basis points of the average 5.4 percent cap rate. [1]
