ICM Asia and Concord Capital Management launched a U.S. Sunbelt industrial real estate fund, Yahoo Finance reported on October 31, 2026. The investment vehicle targets industrial real estate and warehousing facilities situated near semiconductor manufacturing activity in Phoenix, Arizona, and other regional Sunbelt markets. Fund managers are positioning the capital strategy directly around supply chains for Taiwan Semiconductor Manufacturing and adjacent microchip producers. [1]

The industrial strategy coincides with major expansion plans by Taiwan Semiconductor Manufacturing across the region. Bisnow reported on October 30, 2026, that the chipmaker is considering North Texas for up to six semiconductor facilities, representing a potential investment of $20 billion each. The Dallas Business Journal reported via state documents that Sherman, Texas, is currently the leading candidate for the proposed $120 billion total manufacturing investment. [3]

TSMC Arizona operates a semiconductor manufacturing complex in Phoenix, Arizona, where chip fabrication plants represent one of the largest foreign direct investments into U.S. manufacturing with $265 billion pledged [9]. Taiwan Semiconductor Manufacturing Company Limited is headquartered in Hsinchu Science Park, Taiwan, and holds approximately 70 percent of the global semiconductor foundry market share [10]. It serves as the primary supplier for major technology firms including Apple, Nvidia, Broadcom, and Qualcomm [10]. [9][10]
