Compass International Holdings filed an antitrust lawsuit against California Regional Multiple Listing Service on October 16, 2026, in the United States District Court for the Central District of California. HousingWire, The Real Deal, Inman Real Estate News, RealEstateNews.com, and Traders Union all reported on the legal action. [1][2][3][4][5]

According to HousingWire, the complaint alleges that the rules of the nation's second largest multiple listing service unlawfully restrict how homeowners and real estate agents market properties. HousingWire reported that the service imposes fines of up to $2,500 on agents who publicly market properties outside the service, even when acting under direct written instructions from their clients. [1]

HousingWire further reported that real estate agents who fail to comply with these rules risk severe penalties, including potential suspension or expulsion from the organization. Compass claims these rules penalize agents for following lawful instructions given by property sellers. [1]

As FTMQ Real Estate reported earlier, real estate companies have faced ongoing tensions regarding platform rules and listing data, such as when Zillow removed climate risk scores after agent pushback. In the current action, Compass has committed to paying agent fines associated with the dispute while challenging the legality of the marketing restrictions in court, HousingWire reported. [1][9]
