The United States apartment market is edging closer to balance as demand gains ground on a cooling supply wave, the RealPage Blog and Bisnow both report. Renters in the United States absorbed nearly 304,800 conventional apartments in the year ending in the third quarter of 2026, according to figures from RealPage Market Analytics. [1][3]

The RealPage Blog reported that annual absorption increased compared to the second quarter of 2026. However, the RealPage Blog noted that annual demand remains well below the record pace of more than 780,000 units recorded in the second quarter of 2025. Occupancy rates have remained stable while the supply gap continues to narrow. [1]
