United States mortgage rates are approaching 7.5 percent on October 12, 2026, driven by rising Treasury yields and fears of further rate hikes by the Federal Reserve, the Hindustan Times reported. The increase in benchmark yields threatens to push home loan rates toward 8 percent. [1]

Lenders use the 10-year Treasury yield as the main benchmark to price home financing. As FTMQ Real Estate reported earlier, the benchmark 10-year Treasury yield recently rose 7 basis points to 5.347 percent, reaching its highest level since April 2002. Additionally, the 30-year Treasury yield reached 5.702 percent, which is its highest point since May 2002. [4]

Rising bond yields follow hawkish signals from monetary policymakers. As FTMQ Real Estate reported earlier, Federal Reserve minutes showed that officials expect another interest rate hike before the end of 2026 to combat persistent inflation, though officials did not specify whether the increase would occur in October or on December 9. [5]

Higher borrowing costs continue to exert upward pressure on home loan rates as market expectations for another central bank rate increase mount. The financial system previously faced major instability during the subprime mortgage crisis between 2007 and 2010, which led to a severe economic recession. [1][2][5]
