Personal injury law firm Morgan & Morgan signed a 70,602-square-foot lease at 199 Water Street, also known as One Seaport Plaza in Lower Manhattan, according to Commercial Observer citing third-quarter reports from Colliers and CBRE. [1]

The transaction transitions the firm from a sublease into a long-term direct lease. Commercial Observer reported that the company initially moved into the building as a subtenant during the third quarter of 2023, relocating from Midtown Manhattan. [1]

Data from the Downtown Alliance shows that the firm originally occupied 34,792 square feet at the property. The new direct agreement more than doubles the law firm's footprint within the building. [1]

Morgan & Morgan was founded in 1988 by John Morgan and is headquartered in Orlando, Florida. The firm employs over 1,000 attorneys across the United States. One Seaport Plaza is a 35-floor office building in the Financial District designed by Swanke Hayden Connell Architects. [2][3]
