Effective rents in Victory Park average $2,674 per month with an occupancy rate of 95.6 percent. In contrast, rents in nearby Deep Ellum average $1,783 per month with an occupancy rate of 91.9 percent. [1][2]

The RealPage Blog reported that the price difference creates an $891 monthly gap between the two locations, which are situated about two miles from each other on opposite sides of downtown Dallas. The overall Intown Dallas submarket average rent stands at $2,243 per month, a figure that the RealPage Blog noted describes neither individual district accurately. [1]
